Nestled in the scenic Finger Lakes region, The Peacock’s Perch is a cozy, family- and pet-friendly studio apartment offering both comfort and convenience. The space is thoughtfully designed for relaxation, featuring a king-size bed, spacious bathroom with a jet tub, and a fully equipped kitchen. The common area provides ample space for unwinding or entertaining.

For additional sleeping arrangements, the apartment includes a full-size Serta pull-out sofa bed (with bedding and mattress protectors available in the closet) and a fold-up 4″ full floor mattress, complete with bedding. All beds must be made with the provided mattress protectors to ensure guest comfort.

Outdoor Fun

Enjoy a private deck complete with a bistro table, grill, and fire pit. Watch peacocks roost on the pergola and chickens roam the yard. Please keep the door closed, as our curious birds love to pay a visit!

Earplugs are provided for light sleepers. Other glamping guests may also be on the property.

Additional Fees

Pet Fee: $35/night per pet
Additional Guests: $50/night after 2 guests (including children over 2)
Children under 24 months: Free (bring your own crib/bedding)
Cleaning Fee: $70 one-time charge

House Rules

Children under 5 or non-swimmers must wear life jackets near the pond.
Swim at your own risk—no lifeguard on duty.
Wash, dry, and put away dishes after use.
No smoking indoors (ashtrays available outside).

Pet Policy
- Pet fee is $35 per night per pet.
- Pets must be kept on leash at all times.
- Pets must be well behaved, child friendly, and dog friendly.
- Pets may not bark excessively and must be crated if left alone.
- Pet waste must be picked up immediately unless pets use the designated nearby field.
- Pets must be up to date on vaccinations and free of fleas.
- Please do not let any outside animals roaming the farm inside the dwellings.
- Pets that bite other dogs or humans or exhibit any aggressive behaviors are not welcome and if brought to the farm will be asked to leave with their owners without any refunds given.
Pond Policy

Our pond are used entirely at the guest’s own risk.

There is no lifeguard on duty. Guests agree that:
- Children must be supervised by an adult at all times.
- Children age 5 and under, and anyone who cannot swim confidently, must wear a
- properly fitted U.S. Coast Guard-approved life jacket while near or in the water.
- No diving.
- No running on docks, rocks, or wet surfaces.
- No horseplay
- Never swim alone
- Never consume alcohol while swimming
- Exit the water from the beach only.
- No playing or jumping from the rocks or pond edges
- No jumping off any of the pond stone areas!- Only the dock or high jump.
- Enter the pond from the beach, dock or high jump.
- Exit the water from the beach only.
- Only one person is permitted on the dock of high jump at a time
- No pets in the pond
- No glass containers in or around the swimming area.
- Guests assume all risks associated with use of the pond and surrounding property.
- Failure to comply with these rules may result in removal from the pond area/property.
Infants must sleep in guest-provided beds.
Friday bookings require a 2-night minimum.
Quiet hours begin at 11:00 PM.

Earplugs are provided in the studio for guests who prefer not to rise with the birds.

July 4th Weekend Notice

Please take this into consideration before booking. Fireworks from a nearby neighbor’s homestead can be heard and are loud for approximately 15 minutes. Guests are welcome to attend the neighborhood display, though it is not held on our property. Fireworks may be frightening for dogs, children, or sensitive travelers.
