About The Peacock’s Perch
Nestled in the scenic Finger Lakes region, The Peacock’s Perch is a cozy, family- and pet-friendly studio apartment offering both comfort and convenience. The space is thoughtfully designed for relaxation, featuring a king-size bed, spacious bathroom with a jet tub, and a fully equipped kitchen. The common area provides ample space for unwinding or entertaining.
For additional sleeping arrangements, the apartment includes a full-size Serta pull-out sofa bed (with bedding and mattress protectors available in the closet) and a fold-up 4″ full floor mattress, complete with bedding. All beds must be made with the provided mattress protectors to ensure guest comfort.

Additional Fees
- Pet Fee: $35/night per pet
- Additional Guests: $50/night after 2 guests (including children over 2)
- Children under 24 months: Free (bring your own crib/bedding)
- Cleaning Fee: $70 one-time charge
Rules
- Every child 5 and under, or any non swimmer, must provide their own life jacket when in or around the pond. If any non swimmers are occupying the space without a life-jacket, they will be asked to leave the area. SWIM AT OWN RISK. NO LIFEGUARD ON DUTY
- Dishes used by you are to be washed, dried and put away after each use.
- No smoking inside! Ashtrays provided on property
- Pets fee is $35.00 per night per pet. They must be on leash at all times.
- Pets must get along with other pets and children.
- Pets may do their business in the nearby field. If business is done on the lawn it’s up to the owner to pick up and discard poop.
- Your pet must be crated inside if you leave him/her for any length of time. They may not be barking constantly day and night.
- No dog swimming allowed in the lined ponds on the property.
- If you are bringing an infant under 2 you must provide all their bed and bedding needs or they may sleep with you.
- Minimum 2 night stay if Booking on a Friday
- Quiet time begins at 11:00 PM. Please be conscious and respectful of other guests.
- No early check-in’s or check-outs.
- Please do not let any outside animals roaming the farm inside the dwellings.
- Pets that bite other dogs or humans or exhibit any aggressive behaviors are not welcome and if brought to the farm will be asked to leave with their owners without any refunds given.
Friday bookings require a 2-night minimum.Quiet hours begin at 11:00 PM.
Pond Policy
Our pond are used entirely at the guest’s own risk.
There is no lifeguard on duty. Guests agree that:
- Children must be supervised by an adult at all times.
- Children age 5 and under, and anyone who cannot swim confidently, must wear a
- properly fitted U.S. Coast Guard-approved life jacket while near or in the water.
- No diving.
- No running on docks, rocks, or wet surfaces.
- No horseplay
- Never swim alone
- Never consume alcohol while swimming
- Exit the water from the beach only.
- No playing or jumping from the rocks or pond edges
- No jumping off any of the pond stone areas!- Only the dock or high jump.
- Enter the pond from the beach, dock or high jump.
- Exit the water from the beach only.
- Only one person is permitted on the dock of high jump at a time
- No pets in the pond
- No glass containers in or around the swimming area.
- Guests assume all risks associated with use of the pond and surrounding property.
- Failure to comply with these rules may result in removal from the pond area/property.
July 4th Weekend
Fireworks may be heard from nearby neighbors. If you’re sensitive, please take this into consideration.
